A letter was recently sent to all Stonecroft homeowners outlining a number of violations to our Indenture of Trust that have been brought to the Board's attention. The intention of the letter was to serve as a reminder to all homeowners of the violations outlined in Article X of the Indenture of Trust. The somewhat ambiguous language in the letter has created some confusion regarding whether or not a homeowner is in violation of the Indenture of Trust. We would encourage all homeowners to review Article X to determine if they are in violation. Finally, your receipt of the letter does not necessarily indicate that you are in violation.

We are pleased to introduce you to John Rhomberg, candidate for the Stonecroft HOA Board of Directors. John has lived in St. Louis for the last 20 years with his wife Lynn and two sons (12 & 17). John is a licensed CPA and is the Director of Finance for Martiz. He is one of the newest members of Stonecroft and would like to join the Board as a way to get to know the residents of Stonecroft and to provide fiscal responsibility to the Association. Additionally, Lynn served as a Trustee for their prior community association.
REMINDER: Don't forget to submit your postage paid ballot to City & Village or you can submit your ballot at the annual meeting on October 29th. No nominations were submitted during the first call for nominations. In accordance with the bylaws of the Association, a second call for nominations is hereby issued. You may nominate yourself or be nominated by another person. If nominated, you must be in good standing with the HOA in order to be elected.

As you are likely aware, a portion of our fence on Kisker Road was vandalized late Saturday evening / early Sunday morning. Please know that the Board filed a police report on Sunday morning and we are exploring options for removing the graffiti. Any information regarding the vandalism should be directed to Officer J. Poole at [email protected]. Please reference police report #18-2051.
Per the request of some Association members, the Board requested a legal opinion in reference to the 2003 Amendment to the Indenture. It is the attorney's opinion that,
"the plain language of the Amendment grants the Directors the authority to assess an annual assessment at an amount at or below the stated maximum of $300.00. If the Directors intend to increase the assessment above the maximum, they may only do so by either one of the two authorized means, i.e. five percent (5%) over the previous year’s assessment or in accordance with the increase in the Consumer Price Index, or by the third means to raise the assessments, which requires approval of a majority of the Directors and assent of a majority of the Class “A” Members." This increase will ensure that the Association does not continue to operate at a deficit. Annual assessment notices are scheduled to be delivered by December 31. Please note, the assessment for 2018 is $300 and is due on February 28.
The Amendment to Indenture of Trust and Restrictions for Stonecroft (April 21, 2003), authorizes a maximum annual assessment of $300 per lot. Please welcome Jason Valvero to the HOA Board. A special thanks to Jim Fischer for his dedication and service over the past three years.
